Great new RTS with Base Building?

I know this is a lot like a previous post about great RTS games but I am looking for a game with fairly decent graphics (better than AoE 2 for sure)with a strong base building component. For whatever reason I can never seem to get into an RTS if it does not have a base building. I have tried CoH, DoW 40,000 (liked the first but not the second), SoaSE, AoE, C&C, and cant wait for SC 2. So what do you guys recommend?
