Empire Total War without a doubt. Compared to how much I loved Rome Total War and played the hell out of that, as well as Medieval 2 Total War, Empire hardly kept me onboard for more than 3 hours cumulatively. As if installed that monster of a game didn't take up too much time in itself, the combat felt boring and unresponsive. Plus, the music was composed by a different artist, which while not the biggest deal to many people, it was quite the bad move in my eyes since the music composed for the previous games was just outstanding and really made battles feel epic. Empire never had that feel to it.

The Orange Box.
Everyone said that it was amazing, the best deal I could find, and that all of the games are some of the best in the world.
They were all pretty shitty.
May I ask what platform you got it on?
OT Dead rising. If a game doesn't allow you to save at anytime it's broken. Same for Dead rising 2.

Spore.

So much, so much potential and promise.
So crushing, the disappointment.
I watched a 30 min video on the making of it like a year before it came out. None of the stuff in that video actually ended up int he game. I played through it (micro-organism to space ruler) ONCE......and sold it. Huge dissapointment.

More than once, in several games I've spent time trying to get enough money to buy a really awesome weapon or armor set, only to find it out in the world somewhere or have it become immediately obsolete upon me getting it.

I was also disappointed in LittleBigPlanet, not by the game itself but by my complete ineptitude when it comes to creating levels. My ideas certainly stretch far beyond my skill when it comes to that game.

Off the top of my head, a couple of games that underwhelmed me...

Mortal Kombat: Armageddon
This should've been awesome, but it was too unpolished and just bland, everything was just "meh" with it.

Alien vs. Predator
I wasn't expecting an amazing game, but I was expecting something decent and playable, instead we got pissed on.

Also, the fact Episode 3 still hasn't even been announced. I hate to be one of those guys, but seriously, when you promise episodic content in a situation like this, you need to deliver, they have no excuse at this stage.

The Force Unleashed II

Fuck your repetitive levels. Fuck your unimaginative enemy concepts. Fuck your minimal character development. Fuck your idea to bring up the possibility that Starkiller might not be a clone, then never answer it in-game. And most importantly, fuck your gall to end on a cliffhanger after a measly five-hour campaign. Go to Hell.

Halo: Reach was also a huge disappointment with its terrible, terrible campaign storyline. The multiplayer was a lot of fun, though it was already getting old when I returned the game for store credit a week after I bought it, and that still just makes the overall game half good.

Devil May Cry 2.

I like Dante and his story, don't get me wrong, but this game just made me want to declare it non-canon (much like everything after Return of the Jedi for the Star Wars franchise) and re-play DMC1 to make sure that Dante was still a badass character.

And for the record, yes I do like the Devil May Cry series overall.

I was told that MineCraft was free, but you need to pay for the proper version, also I was kind of looking forward to seeing how Epic Mickey would use the paint & thinner for an interesting moral choice system but it ended up awful, or so i've heard, also everyone always says that the water temple in Zelda OOT is awful because: (a) it has the annoying water level aspect & (b) it has Dark Link but the Dark Link battle was one of the best bits in the game although the water pressure still makes the temple awful so I was disappointed in that it was better then expected.

Not a single game, but I hate that crushing disappointment when you get to the end of the single player mode for most modern FPS and think, "Is that it?"
That sums up my CoD: MW2 experience.
Other that that waste of space.

Army of Two: the 40th day Looked at the back and thought the gun customization was gonna rock. It did not...

Far Cry 2.

It's quite possibly the only game in which I gotten so annoyed. It was supposed to be awesome. I didn't want to fight my way out of Africa. I wanted to be a fear person who name make people sweat fucking tears.

I got a broke down game with crappy AI and some shitty ass Voice acting.

Sorry, but anytime I THINK about that game, it's make me...ARGH!

Every game that has worried more about looking fantastic but story and gameplay are terrible. We have hit a point in gaming where is costs less to ship out a game with next to no story, and still make shitloads because of the idiots who buy the games because they look good.

We need to change this trend people!!!!!!

Theres only been 2 games I've ever returned (plenty I haven't liked but only two I've hated). For me its when the first game in a series is legendary then you get really excited by the sequel announcement thinking of all of the cool features and places they can take the game. You hype it to yourself only to be horribly crushed when its finally released.

First was Master of Orion 3. Years down the track and 2 brilliant games to base it on, but they still managed to kill all of the fun and turn it into a micro management spreadsheet viewer.
The second was Fight Night 2 (the newer ones fixed the problem), just adding the haymaker mechanic which was so poorly done as to ruin the fighting. The fights just degenerated into two guys with their hands cocked back ready to throw power punches, any real boxing tactics were crushed by the wild swings.
