teleportation. it can emulate so many other super-powers:
it's faster that super-speed or flight
no need for catlike agility
invisibility could be emulated through speedy teleports (more stealth than anything but good enough)
and in a fight there would be no need for strength as long as you never get hit.

I'd also go with Mind Control, if everyone in the world had a power, but you were the only one with mind control, you'd basically have every power at that point.

I would go even smaller, i would have the power to manipulate atoms.

Why not go father, Sub-atomic particles.

By the strictest rules, these are my preferences:
1. Healing factor
2. Telekinesis
3. Flight

If there's some wiggle room
1. Flying brick powers (basically someone who is strong, durable and can fly e.g. Superman, Ms Marvel, etc)
2. Generic psychic powers (telekinesis/telepathy combo maybe some precognition, e.g. Jean Grey, X-man)
3. Feral powers (Animalistic characteristics, claws, plus healing factor e.g. Wolverine, Sabretooth)

I would have a superpower that allowed me to grant people superpowers as well as steal them from them.

I would create a team of heros from my friends, distributing whatever power they wanted and if they stepped out of line I would take the power from them!

Hyper Intelligence. Anything and everything would come naturally to me. I'd be able to invent a full cloaking suit, a functioning jetpack, be able to manage several things at once, cure cancer, solve world hunger, murder cases, not to mention being wicked awesome with a katana. A katana that can cut through anything.

That's right. I could even genetically modify myself so I could have other super powers.
