It's just after Lothering gets attacked. Like... the moment you travel to Redcliff or where ever you chose to go first she set off and then met these guys. I would assume that this demo (the bit at the start) happens before the Warden even makes it to their first destination.
Lothering isn't destroyed before you finish one of the main quests, like "Broken Circle", so I'm pretty sure the wardens are busy doing some Grey Wardening for a group of infighters at the exact moment the game starts. either that, or they're asleep.
I'm pretty sure Lothering is destroyed the moment you leave. Once you go to the next place (which ever you pick) Lothering becomes a Skull on the map, and you can not return.

I always assumed that this meant it had been over-run/abandoned, which is the state that it's in at the beginning of the demo.

No, I'm pretty sure it's first destroyed after you've finished the first treaty, but I could be wrong.

Yeah, it's after you finish any of the "main-quest" missions that involve a treaty. As soon as you finish one, and return to the world map, Lothering is destroyed. Which is why Flemeth is still alive at this point too, since it's impossible to have the quest to kill her up until right around this time, since at the very least, you need to have beaten ONE specific Treaty mission to get the item you need.

I thought the upgrade screen was a lot more stream-lined, voice acting seemed alright (Male Hawke sounded like Sean Connery to me), combat was a little more involved (can't think of a better word). I'm psyched about the fully voiced character as it will make me feel a little more attached to the person I'm playing as... All that said, I think what bugged me the most were the in-game graphics. The cutscenes were beautiful but in-game they seemed a little stylized in my opinion, which I didn't care for. It just didn't feel like Dragon Age anymore. Granted, I played D.A. and Awakening for the story and for the wonderfully, in depth characters, so I'll wait to hold judgment. I don't imagine they'd fuck that up.

That said, I pre-ordered the Signature edition. ONE WEEEEEEEEEEEEEEEEEEEK.
