It's one of the best zombie movies I've seen, and I like to think I've seen nearly all zombie flicks.

I don't usually like horror flicks at all and basically never choose a one to watch, if it's up to me to choose a movie. Watched [Rec] with a couple of friends and the other one's girlfriend screamed like a maniac in all of the scariest parts, which added some more horror factor.

I saw REC in the theater. One of my top 5 horror movies, definitely. Half of the people there with me that day reported afterwards they couldn't keep their eyes open.
By the way, it works the better the less you know what to expect - like most horror, but the effect is magnified in original movies. If you're watching with friends, only tell them it's a horror movie (or if you feel like lying a little bit, a movie about firemen) and leave it at that. I don't recommend you watch trailers, either.
