Haze, if we disregard the hype, had so many things going for it but it seems like Free Radical just did not care. HAWX. What the hell, Ubisoft? Why tease me with such an awesome trailer, but when I play the game, I get this [http://blog.al.com/techcetera/2008/04/TomClancyHAWX3.jpg]. I payed $60 for a fast-paced action flyer, not a button-spamming "go from point A to point B" game made up of six polygons and a pixelized bitmap image of cities apparently taking from Google Earth.
Assassin's Creed was fun as hell, but after playing it a few times, it gets increasingly harder to avoid the fact that you are just playing Ubisoft's Parkour Simulator VI. For an assassination game, you only spend about 10% of the game actually assassinating. I hope Ezio has a lot more "oomph" in him than Altair.
Deus Ex: Invisible War. Universal ammo? 4 "bad" endings and one "good" ending? Jeez, way to crap on a good thing, Eidos. Let's hope your new steampunk-esque Deus Ex doesn't axe the whole fucking franchise.

Unreal Tournament 3. If they would have spent enough effort into this game as they did Gears of War, it could have been a lot better. Instead they gave their fanbase the finger, and sold out to appeal to a more "Halo-mentality" crowd. It was as painful as listening to St. Anger for the first time after being raised with AJFA and the black album.
Watchmen: The End Is Nigh. It had everything good going for it, but the battle system was reduced to "Punch 1, Punch 2 and The Other Key" everything had to be done using a combination of the three. Although I have to admit, it's still really awesome to play as Rorshach (Nite Owl who?).
