My "Greatest Hits" version IS opened and I play it a lot. The NON- greatest hits version is the rare version and yes that's unopened, which hikes the value. Owning rare games is fine, but... owning unopened games? What's the point? It's like kids who buy toys and leave them in the packaging. Keep it in pristine condition, keep hold of the manual and the box and polish them, but not even opening it? This is one of the weirdest things anyone can ever do, in my mind.
